How It Works
Build Propelytix models high-end real estate investment as an interactive cause-and-effect system. Rather than presenting a fixed spreadsheet, the app lets you shape every variable — purchase price, mortgage rate, mortgage term, tax rate, renovation level, district tier, property type — and immediately see how each adjustment ripples through ROI, risk score, and net annual profit. The Financials tab, for example, exposes sliders for own funds, mortgage rate, mortgage term, and tax rate alongside a live-calculated panel showing total invested and net annual profit.
What the simulation actually covers
- Properties are organized as Cases — named scenarios such as a Mayfair Townhouse in Singapore or a Monaco Penthouse in the Ultra-Prime tier — each carrying a score, ROI, and a status label (Stable, Unstable, Profitable, Risky)
- Each Case has tabbed sections for Setup, Strategy, Renovation, Financials, Market, and Timeline, allowing deep configuration across every dimension of a deal
- The Compare Scenarios tool provides a side-by-side delta on metrics, while Risk Overview surfaces all risk factors across cases simultaneously
- A dynamic timeline shows how investments evolve over time, marking key milestones and risks along the way
- Mini-Challenges push users to hit target ROI figures within tight constraints, turning analysis into a skill-based loop
The portfolio dashboard
The Home screen consolidates everything into a Portfolio Index — an average score across all active cases — alongside aggregate volume and average ROI. In the sample shown, three properties totalling 8,900,000 € produce an average ROI of 9.9% and a portfolio score of 61. The Cases list filters by Profitable, Stable, or Risky, and each card supports duplication, so A/B testing a financing change takes seconds.
Visual language and feel
The 3D intro screens — golden coins floating across yellow buildings, crystalline level numbers, a construction crane swinging overhead — share the same energy as casual city-builder games where every action earns a visible reward. That aesthetic carries a clear signal: this is meant to feel like progress, not paperwork. Inside the analytical screens the palette shifts to clean white cards, teal and brown accents, and color-coded status labels. It's a deliberate contrast that separates exploration from decision-making.
Status indicators rely heavily on color alone — brown for Stable, red for Unstable — with no accompanying icon or pattern fallback, which is a genuine gap for users with color vision deficiencies. Slider handles are also noted as small, making precise adjustments harder on touch screens.
